Room Temp Question (Floorplan included)

Hello everyone,

Background Info:

Iam in the process of buying a new townhouse in northern virginia (Fairfax,VA). When we move, I will be upgrading from my 20L to a 54g Oceanic corner bowfront. Iam currently thinking of placing it in the top left corner of the optional sunroom (please look at the floorplan under the aquarium folder). This is a three level extension, so there is a room above and below the sunroom. The room as you can see has windows/doors on two of the three walls. BTW, the airconditioning for this room is on same zone as the rest of the house...

Questions:

1. Do you guys think this room will get too hot during the summer time even if i keep the blinds closed during the daytime?

2. Do you see any other place I can place the corner tank?

3. Should I get some type of plumbing to the tank while I have the opportunity? If so, what? I was thinking of running pipes to the aquarium from underneath the kitchen cabinet where my RO/DI unit will sit to pump water in/out for water changes.

Hi Fishnet. Welcome to reefs.org.

I'm looking at the plan, and it appears that the sunroom isn't exactly a main part of the house, but you said it's "insulated" (so to speak) over and underneath. The real question is (in my mind) how intense is the sunlight going to be in that room?

If it were me, I would try to set the tank on the back wall area (bottom left of the blueprint), but by the plans it appears it could be problematic. My reasoning behind this is that there will be less temperature change adjacent to inner walls. It would be helpful to know the cardinal directions, too. For instance, if that outer wall of the sunroom is a north wall, it would be far safer than if it were a south or west facing wall.

To be safe, my suggestion would be to invest in a chiller. That leaves you with the issue of excess sunlight. Even if it's not direct sunlight, it could still be very bright (I'm wondering how this would affect your viewing enjoyment, as well), leading to troubles with microalgal growth. Keeping the blinds closed (assuming they will significantly block light) would be a great help.

How long is escrow?

You might want to put it in the bottom right (for lack of a better explanation) corner of the family room next to the stairs and opposite the fireplace. That way it will be in a room that is more frequently used....
