I think it would be cool, but it would suck to have a humid smelly fish store in a nice victorian home. The former owners would turn over in their graves....

I wouldn't do it.

You need to be able to leave work at work and home at home. How can you do that when they are both at the same place.

And I think you have some customers that will try and disregard your business hours. That would be annoying. And if you let one in after hours just to be nice, I could see that snowballing.

all the reasons noted above, plus some very quirky bankruptcy rules.

to be blunt, lfs aren't known for extremely long-term survivability. if you have to declare, you're putting yourself out in the street. now i don't know your financial background so it might be a pittance to you so that point might be moot.

if so, still get a place away from "home". much easier to apply yourself into a "work mode" when you're not in "home mode". :wink:

but separation of personal and business assets would be my #1 thought. i would definitely ask a lawyer before you finally decide. an ounce of prevention could save you tens of thousands of moolah. they'll at least be able to give you a list of "what if's" and "worst-case scenarios" to scare the bejeezus out of you. they love doing that. :lol:

Does "mixed use" imply an automatic retail zoning?? - If you start getting retail traffic coming in and out and its not zoned for it, you could wind up with other issues to deal with there. I've heard of others having problems that way in the past, one with a rumor of a neighborhood kid getting hit by a car and a near avalanche falling down from that.

Also, Chip... - Haven't you had personal issues with this woman before? - Maybe I'm just paranoid, but that would probably scare me too much.

As far as personal issues, I'll address that first. Yes we have had our problems, but we are engaged, and have been for 3 months now, and everything has been good with nary a problem. We seemed to have ironed out any differences. It was she who suggested the store here in the house, and we're starting another business here as well over the internet.

As far as the actual property, the house is hers. The business would be mine, and a 'contract' would be drawn up to seperate it just to prevent any legal issues.

I think I would enjoy working from home as long as I approached it the right way. I've already proven I'm not like any of you. :)

i thought it's community property upon marriage unless you have a prenup.

actually, i was talking about outsiders not family/partners. vendors, clients (maintenance contracts, distributing, etc.), utility, insurance, etc. everyday business accounts payable blah blah.

anyhow, good luck with it whichever way you choose.
