Hello i was wondering what bad experiences (if any) people have had with their apartment managers and what kind of maintenance problems they have experienced. I live in texas and i have been out of air conditioning for a week and a day. there are lots of people moving in and out of this apartment complex and i know that they are busy. but when room temp is getting to be 88-90 degrees and i have to start cutting lighting schedules (MH) and extranaeous pumps to control heat dumping as well as go through 4 2 liter bottles per day of ice and put fans blowing across the surface of the water it tends to wear thin. i keep getting the "we'll fix it in one or two days" routine and i have an appointment with a lawyer on monday to figure out what i can do to motivate the apartment manager to fix the AC a bit faster. so if anybody can relate please post. thanks

Can't relate, since I am a homeowner, but the first thing you need to do is notify your landlord in writing about the problem (via certified mail is good) and make sure you find out what the timetable is for fixing as provided by your local landlord-tenant laws. You need to also put in there that if it's not fixed within the proscribed period, you will hire an outside person to fix it, and they will incur the cost. Double check your laws there, this is a generalization from a field of law that I have never practiced, only learned about in law school and preparing for my bar exam. Also, if you live in a large metropolitan area, there are probably free legal services for tenants, so if you're paying for an attorney for something as simple as this, save your money for a chiller! See, now you can tell your landlord that you've consulted with a lawyer on your rights!

Back in May my building was without hot water starting on a Friday night. They attempted to fix it Saturday and failed "couldn't get a part" and continued with this Song and dance Monday, Tuesday adn Wednesday we were promised that it would be fixed by Thursday or Friday (they were attempting to fix an older system and IMO should have just replaced it from day one). It never got fixed as that Thursday some lil brat kid set fire to his mother's bed and burned out their apartment which forced the whole building to be declared uninhabitable since the FD opened the roof and there was heavy smoke and water damage in about 50% of the building.

If your lease says that they shall provide a/c and they aren't I would expect you to be at least entitled to a credit.

as a college student i have no $$$ to spend on a lawyer (let a lone a chiller) it is part of the university's free legal services for students. well maybe it'll be fixed tomarrow

The only complaint I had was last winter during a freak cold chill here in LA. My apt. heater did not work and it was not repaired until summer. hmm, took them 6 months.....

Other than that no probs. My manager actually came in last week to help me install a new supply line and tee for my RO/DI unit. Saw my 100g tank (sitting on the stand still being plumbed) and said, "Cool!"

Not bad because I never asked for permission and that I live on the top floor of the complex.

Our AC went out in the first hot spell this year -March?. The outside Temp was in the mid 90s. It took 5 weeks for our apartment complex to fix it. Bunch of idiots. They ripped up the carpet ran, ran new wires, and finally replaced the whole unit. I got a window unit in the interim but not before my tank went up to the mid 90s and I lost a maxima clam and gramma.

Just bought a house and we can't wait to get out of this hole. The had the nerve to raise the rent from $1200 to $1390/month after this event-for a 1 bedroom apt. Counting down the days to move and don't even care about the hassle of moving the tank, just let me out of here.

This reminds me of the threads bashing local fish stores. I rent myself but I would bet that a lot more damage has been done to landlords by tenants aquariums than vice versa. Have you ever been a landlord? Dealing with tenants is a total PITA in my experience.

I work in property management and laws vary greatly from state-to-state. Never hold back your rent for repairs until you have checked with Legal Aide or a Tenant association to find out how to proceed. Our state as a very specific formula that has to be followed in order for you to legally withhold rent without receiving a 72 Hour Notice For Non-Payment. Also ask how long a landlord has to repair essential services and whether or not A/C is considered an essential service. In Oregon, we have 7 calendar days to make essential services, other states I'm sure it's different. Check your rental agreement, if it has a section on "tenant losses" and says anything about "Act of God" or "Landlord is not responsible for any damage resulting from loss of heat, refrigeration, flooding, etc." you could just be out of luck. Hey, I'm a renter too and that clause just sucks but without it, building owners just can't get insurance.

i am not bashing my apartment complex i have dealt with an ineffecient AC unit for over a year and have had repeated problems but this time it actually quit. all of the previous maintenance probably could have prevented the current problem if it were done correctly by professionals. i have been very patient and then this last year they upped my rent 10% (a lot more than a cost of living increase) and my ac quit during a very inopportune time. i have been nothing but sincere and cordial but there is a time that you have to draw the line.

They took 2 years to replace our crappy stove, and we're gonna hold out renewing this year unless they replace our POS frig.

Then again, who am I to judge after adding another 8 gallons or so to the SW collection between the walls and floor behind my tank?
