Hi there,
My new place is a condo.
6 units in Brooklyn, NY.

We are just now fully sold and are trying to figure out all of the forms, etc we need from our developer/sponsor.

The developer/sponsor is not great at communication and all of the unit owners are 'first time condo owners' (some have had co-ops).

We do not know what papers, licenses, warranties etc we need to have on file as a Board.

So far the developer/sponsor has just told us "look on the NYC Dept. of finance" but that hasn't been helpful.

We need to know how to find out the following:
Is our building registered?
What inspections have been done/where is proof?
If we are on the board, are we now managing a business?? What kind of entity are we?
How do we file taxes as a board?


Also, do you know of any condo management companies willing to work with a 6 unit building in BK, that does not cost $$$$$. We just became 100% full and there is very little capitol funds to pay for large costs and we do not want huge increases in our fees.

Any help would be great. We are all new at this and live busy lives.
I think once we get documents secured and understand the legal implications of the board, etc. we should be 'smooth sailing'.
